Step 1: The "Fuel" (Budget & Pre-Approval)
Before we start the car, we need to know how much gas is in the tank. I’ll connect you with trusted mortgage brokers who can give us a clear budget.
Why it matters: It gives us strong negotiating power and prevents us from falling in love with a home that doesn’t fit the finances.
Step 2: The "Dream List" (Needs vs. Wants)
This is where we grab a coffee and chat. Do you need a double garage for the toys? A mudroom for the kids? A south-facing backyard?

My Role: While you look at the paint colors and the layout, I’m looking at the furnace age, the windows, and the neighbourhood dynamics. I’ll be the honest voice telling you if a house is a gem or a money pit.

When we find "The One," I put on my serious hat. We’ll draft an offer that protects your interests while being attractive to the seller.

Step 5: The "Fine Print" (Conditions & Inspection)
Offer accepted! Now we do our homework. I’ll coordinate the home inspections, condo document reviews, or water testing (for acreages).
